11-01-08 Mitch Skaggs:
Raceway Villas is proud to report that we now have our building permits in hand! I know some of you thought this day would never come, but it finally has!

We have poured footers for four new buildings (two duplex styles, and two single families). We are also now constructing the rear retaining wall due to the varied terrain. We had to have Enco Systems, a manufacturer of specialty wall panels, assist us in the design and construction of the retaining wall. These specialty retaining walls should be completed in the coming days, which will allow us to start setting the units by the later part of the week.

Fortunate, we have the modular units on site and have already prepped them for erection and completion. The process is fascinating to watch as the large construction crane lifts each of the four units into place to form one building.

In this first phase, we chose a modular building technology as an alternative to site built construction. As with most construction, quality control is always an issue, however, with modular units, each Villa is built under indoor climate conditions and is supervised every step of the way. Materials are custom orders for each time, allowing for a high level of consistency.

Raceway Villas will also be utilizing site built methods as well, but heavy quality control measures have been put in place to assure consistency between site built and modular construction.

Greetings Raceway Villas Investors:

I wanted to update you with some specific and measurable information pertaining to the Villas.

Monday morning at 9:30 a.m. I hand delivered the final set of site plans for Phase I of Raceway Villas. I have enclosed some pictures of the work being done on a daily basis. The logging crew has been selectively clearing timber along the main drive where the units will be built. Although it makes the logging operation slower, we elected to obtain the necessary burn permits from the city of Bristol and burn the unusable portion of the timber. However, I feel this decision will help facilitate a quicker transition and allow us to get the units under roof at a much quicker pace.

Due to the new change in site plans, you will notice we are removing a tremendous amount of material from the property, which allows us the luxury of reducing the grade in certain areas by as much as five percent. What this means to you is a much more friendly aproach to your Villa. You will also notice in the pictures that we are now grading the foundations for four more units - two of which are single family Villas and two that are duplex style.

In closing, I want to thank you for your patience and belief in Raceway Villas. I would also like to make you aware of what a nuicance I have probably been to the City of Bristol. For the past several months I have not knocked on just about every door of every employee that we have relied on to make this project a success. And with that being said, I would like to thank the following City of Bristol employees that have worked way beyond the call of their job to help us through a difficult, but worthwhile project:

6-29-08Randy Moore:
It's probably been a little too long since I've posted any updates, but we have had several issues pending and I wanted to make sure everything came together before I made an announcement. To begin with, no one better than me realizes the necessity of having a specialist come in and help work out some of the details so we can get the project moving at a quicker pace. I have been interviewing candidtes for the past several months, but just haven't had any luck in finding the right person to take the bull by the horns and run with it. I needed someone that thinks outside the square with the ability to negotiate through the maze of a project this size. So to start the good news ball rolling - we have the right person. I have finalized the negotiation with an individual that meets the criteria in all the ways that are compatible with Raceway Villas. He and I have been working together for the past several weeks and we have accomplished a tremendous amount toward the realization of my goal to provide an affordable dream package tucked away in one of the best places in this great country. I'm happy to announce the addition of Mitch Skaggs as the new project manager for Raceway Villas. I've known Mitch for a long time, but we were unabable to bring him onboard because of scheduling conflicts. However, now he's here and you'll love his two favorite words: specific and measurable. Mitch seems to live by those words and in the past several weeks, he has taught me the meaning of their importance. Well, I don't want to steal any of his thunder, so I'm going to turn the microphone over to him.

Mitch Skaggs:
I'd like to start by introducing myself and explaining the current status of Raceway Villas. For the past several years I have been working on the revitalization of downtown Bristol, including a nightclub, a three story apartment building, a private party venue, a restaurant, a retail building and six loft condos. Needless to say, I've developed a strong relationship with the city officials of Bristol Tennessee. Three weeks ago, the development team of Raceway Villas met with city officials to formulate the new game plan with my two favorite words in mind - specific and measurable. I am happy to announce the meeting was a big success. Since then, we have been meeting the City Of Bristol Planning & Zoning on a weekly basis and I feel confident in saying they are behind the project all the way. In addition, we have been meeting with the State of Tennessee to receive the final approval on our revised site plans. However, the clock keeps ticking, so we revised our game plan to maximize efficiency while waiting for the necessary documentation to pass through the system. We are keeping the units moving along through the construction phase and placing them on the development property. Once we get the final documentation, we can move forward with the units staged on the property. Including the last unit that arrived yesterday, we have two completed units and six others in the staging process.

I will be providing you with weekly updates and digital images of our progress as well as contact info for me personally. The website will also be undergoing a minor facelift, including short video clips with progress updates so you can see your home away from home being built. I think you'll be excited to learn that East Tennessee has a lot to offer even when NASCAR is not in town. I look forward to working with each and every one of you.

4-12-08 We are currently in the process of contacting each client that has purchased a reservation contract and setting up individual meetings. Please be patient as there are over 250 clients involved. In the meetings we will go over the location of the Villas,pricing and due dates.The meetings are scheduled in the order you purchased your reservation contract. Thank you and you will hear from us asap!

2-20-08 I am happy to say that we have now overcome most of the obstacles that were standing in our way. And furthermore, I am proud to announce that we now have a great working relationship with the City of Bristol as well as their overwhelming support. The past fourteen months have been arduous, but well worth the time spent to make the project something we can all be proud of. So with this being said, we will be contacting each client that has purchased a reservation agreement within the next few weeks to finalize the details ie., association rules and regulations, approved site plans, exact Villa locations and execution of sales contracts.

Additionally, it has been brought to my attention that there are some postings of Villas for sale by individuals. We have tried to monitor these as much as possible, however, these are reservation agreements - not sales contracts. A reservation agreement does not mean you own a Villa, therefore you cannot sell the Villa. When we take the reservation contract to the next step, which is a sales contract, then you can start marketing the transfer of ownership of that Villa as you desire. All in time.

I look forward to meeting with you again in the next several weeks to finalize the contracts.

12-03-07 Construction crews are back at work! Crews will be working on the entrance area along with the area behind the campground building. The engineering for the first phase is close to being completed, and the overall site plan will be presented to the Bristol, Tennessee planning commission in the upcoming days. First phase construction to start within the next month if everything goes as planned. The response for this development has been tremendous; reservations are still being added to the waiting list. Once the project starts our goal will be to build 4-6 Villas per week. More updates in the coming weeks! Everyone at Raceway Villas would like to wish all of you, Happy Holidays!

10-23-07 The engineers along with the Bristol planning commission are working together on the new site plan.

We realize this mountain development will impact future projects in the area, and it is important for us to have a model that we can be proud of. This property has been in the Moore family since Carl Moore along with Larry Carrier designed and built the Bristol International Speedway in the early 1960’s. We are putting together the first NASCAR racing community, and we know it will be very unique and a development that everyone involved with will be proud of.

For all of the future homeowners that have already purchased a reservation agreement, thank you for being patient and being a part of this one of a kind community.

Within the next few weeks the site plan will be behind us, at this time we will execute Villa contracts and start the building process. We estimate that 4-6 units will be completed per week!

9-10-07 The City of Bristol will be reviewing the latest site plan in the upcoming weeks, with a mid Oct planning commission date set for final approval. Once the site plan is approved, we will have exact boundaries needed to execute contracts.

Providing the future villa owner a low cost development that you can be proud of is our main goal. This has been a challenge for everyone involved, but we are approaching our goals.

The new model is now on location and you are welcome to call to set up a appointment to see it, or you could elect to wait until the site plan is approved that will show the exact location of your villa.

As of today the main entrance along with over 600 feet of road has been developed.

7-18-07 First Villa to be completed by August 13th – The first unit (upper and lower Villas) will be completed by August 13th, 2007. Once the unit is completed a sales office will be set up inside. At this time clients with reservation agreements will be able to:

- Review the association regulations
- Make your interior choices
- Execute a sales contract

As of today the main entrance along with over 600 feet of road has been developed.

6-19-07 Ground breaking! The road construction has begun. 1st phase of the road construction started today. The main 2 lane connector road will be the first priority, followed by the southern most 1 way connector road which will allow construction of the the model Villa's within the next couple of weeks.Infinity Building group has relocated 14 pieces of heavy equipment to Thunder Valley. Project manager Mark Farver is extremely excited about the project, " I am happy to be associated with such an enormous and integral project, we realize the template we use here at Thunder Valley will set a precedence for future mountain construction here in Bristol"

Construction on the first phase will take place through out the summer.

5-29-07 The original Villa concept renderings have been redesigned, thus allowing for more square footage in all Villas. What is the reason for this? All of you spoke up seeing the need for closet space and other misc. extra space. We have added 50 more square feet for a total of 530 square feet to our floor plan.

5-23-07 The time has come for us to rejoice in the fact that the first villas will be complete within the next two weeks. State and local regulations have all been met and barring bad weather and anything else unforeseen, we’ll finally be ready to begin.

Our attorney is drawing up our sales contracts as I write and is also formulating the Homeowners’ Association. We should be ready to start taking contracts within the next few weeks or less.

So get your pens out. It’s time to become an owner of a one in a lifetime Raceway Villa experience. We’re excited to death and hope you are too. We’ll stay in touch.

3-20-07 To begin with, thank you for taking the time to follow the progress of Raceway Villas. We are moving along well and as each day passes; our progress continues to build momentum.

     Today, I am happy to announce a tentative completion date of April 27, 2007 for the first Raceway Villa to be completed and on site. The unit will be complete with two Villas (I have enclosed a copy of the approved floor plan) and located close to the race team headquarters. This exciting news comes on the heels of a series of successful meetings with Bristol's city management team. I would also like to take this time to congratulate Rothe Architecture & Planning for their insight and design expertise.

     Along with the tentative completion date of the first Raceway Villa, I would like to announce the approval of the pioneer road, which should be getting underway after the March race is over.  This road will be used to test the accessibility of each Villa and will run the entire length of the proposed community.

1-18-07 When Raceway Villas has completed the site plan, showing you exactly what the development will look like, and one upper and lower Villa is built, at this time we will begin to execute real estate contracts, with your reservation deposit ( if you wish )going towards your down payment. 1-16-07 Currently the development team is working with the Bristol Tn planning department and TDEC on the site plan. There are 3 planning commission meetings that will require the site plan to be currently updated with said changes for approval. The planning commission meets every other week. If all goes well, as expected we should be able to break ground in late march or early April. At the same time we hope to have 1 upper and lower Villa completed and on site. This Villa will be an exact model with the available upgrades for your consideration.

12-04-06 Bristol Tn City Council approves first reading for re-zoning of 50 acres of property above Thunder Valley Campground.
